Please Read:
A 10% Buyer's Premium will be added to the final bid price. All information and dimensions are believed to be correct but are not guaranteed by Matthews Auctioneers or its agents. Buyers shall rely on their own information, judgment, and inspection of the property. Property sold subject to seller confirmation.
Ernest Money:
A 10% Deposit is due day of sale or the next business day by a high bidder with the balance due at closing 30 days from the date of auction. The deposit will be held in a non-interest-bearing account until closing.
Closing: The buyer must be willing to close as soon as possible. Closing shall be within 30 days from the date of the auction. A purchase agreement shall be emailed to the buyer for immediate signature. Unless other arrangements are made, a signed purchase agreement and the deposit shall be delivered to Matthews Auctioneers by 5 PM Wednesday, November 10 at 5 PM. Acceptable payments include certified check, cash, or immediate wire transfer. Credit cards are not accepted.
Closing Costs:
The buyer will be responsible for the expense of having the deed recorded. The buyer shall pay all title searches, title insurance charges, survey expenses, usual conveyance expenses, and recordation taxes. Real estate taxes, water, and sewer charges, if any, will be prorated as of the date of closing.
Financing:
Sale is not contingent upon financing.
Conditions of default:
If for any reason the buyer cannot complete the sale or violates any of the conditions set herein. The buyer will forfeit any and all deposits made as well as pay any attorney fees incurred in the collection process. In the event, the high bidder cannot complete the terms stated herein in a timely manner. Matthews Auctioneers reserves the right to offer the property to the backup bidder.
Inspection:
All property is sold “As Is, With All Faults.” Descriptions are provided as a service only and do not constitute a warranty, either expressed or implied. All buyers are responsible for prior inspection of the property on which they intend to bid, and by bidding are deemed to have so inspected the property. Buyer waives the right to a 10 calendar-day opportunity to conduct a risk assessment or inspection for the presence of Lead-Base Paint and/or Lead-Base Paint Hazards. Square footage dimensions and acreage are approximate and should be independently verified prior to bidding. Matthews Auctioneers and the sellers assume no liability for errors or omissions in this or any other property listing or advertising or promotional/publicity statements and materials. All auction day announcements take precedence over any previously printed material or any other oral statements made.
Bidding Confirmation:
Matthews Auctioneers reserves the right to verify the identity of online bidders by phone, email, or any other means necessary including, but not limited to, a letter of verification of funds from a bank. Matthews Auctioneers reserves the right to require a refundable deposit of $5,000 prior to bidding.
Registration:
By registering for this auction you agree to the terms contained herein.
Broker Participation:
Buyers agents must complete a broker participation a minimum of 24 hours prior to the auction to be eligible for compensation should their buyer have the winning the bid.
